    This is a scenic 4.88 acre parcel in the Nimrod River Park Subdivision about nine miles from the little town of Sprague River, Oregon.  A lot of work has been done on this property.  The cabin has been fully enclosed and is unfinished on the inside, with large working windows, an excellent metal roof, and a great working woodstove for chilly nights.  I am no longer able to visit the property regularly and need to pass it on to someone who can use and enjoy it while bringing it to its full potential.
    The cabin pictures were taken a few days ago on my last visit, and show the condition of the property as of that time.  The west side of the cabin is finished and sided, but the other three sides would need to be re-wrapped with Tyvek (if desired) and siding installed.  Once that is done, the cabin exterior will be pretty much complete; all the hard work is already done.  There are some cedar shingles stored in the cabin that could be used for siding.  There is also a disassembled bath vanity with sink, as well as some other miscellaneous furniture and building materials included (please see pictures).
    No well or septic at this time; please check with Klamath County for any permit requirements.
    This is a great deal for someone who wants a rural getaway for hunting, homesteading or just stargazing.  The views in all directions are beautiful.  There are very few neighbors, the closest one being about a half-mile away.
    You are only about five minutes from the pavement, and the dirt roads to the property are good and were easily accessible on my last visit in a small truck without four-wheel drive.  I urge you to visit the property and see it for yourself; driving directions will be provided on request.
    Taxes are less than a year and are paid current.  I will handle the title transfer through the Klamath County Recorder's Office.
