    Our family has been in the area for 40 years. I, Julie, am currently living here in the valley on our 1400+ acre ranch.
    We started devleoping subdivisions 40 years ago. This subdivision is now up for sale. This subdivision is 2 miles north of the town of San Luis off of Hwy 159. Cty Rd 19.5 angles off of Hwy 159 and is a very good road.(cars fine) The roads in this subdivision are 4WD. The Sangre de Cristo Mountains are just to the west of this subdivision. This subdivision is at the foothills of the Sangre de Cristo Mountains. To the North is Mt. Blanca.(approximately 16 miles to the base)

    Who would be interested in this type of property?
    1)Someone wanting a beautiful place yet still close to basic conveniences. San Luis is just 2 miles south. I personally love the cute little grocry store for basic needs, and then I will go either to Alamosa or Taos for bigger shopping trips. I utilize Amazon for most things non grocery related because I hate shopping anyways. I'm sure just about everyone knows that Colorado was the first to legalize mari***a, and because of the protections here, growing for the h e m p  oil business is hugely popular here as well. Our family has expanded into this business as well. But for those looking for a great business and place to start such a business, this is the perfect property. You have power and once you have a well installed, you have the basics to begin your new venture.(This area has become very popular for growers because of the affordability and the naural beauty of the area.)
    2)It's very popular with hunters and fishermen because this area has large herds of elk, antelope, deer and wild horses(not for hunting). A few miles south just off the highway is some of the best fishing in Colorado with 24 inch trout a mainstay in the Culebra Creek and Stabilization Reservoir.
    2)People just wanting to get away to a beautiful but still affordable place in Colorado. Now more people can work remotely and want to get away from the city.
    What kind of services do you have in the area? And if you don't have the services, how far away are they?
    1)This property is vacant land. Even though it's close to town, it is not on city water. You will either need a well or cistern tanks which can be filled affordably.
    2)Phone, cable, internet. I use Verizon and use Hotspot for my laptop. You can also use AT&T or get satellite service from a host of providers like Directv or Dish etc.
    3)Trash. There is trash pick up service for a month.
    4)Schools. There is a fairly  new school built in the last 15 years in San Luis. There is a 4 year university in Alamosa(35 minutes away).
    5)Basic services like groceries, gas etc. In San Luis, is a great little grocery store for basic needs. There's also a pretty new Dollar STore for many basics. There are also gasoline stations and a mechanic in town. There are also a couple of restaurants. San Luis can take care of basic needs but for laarger shopping you would need to go to either Alamosa(45 minutes away) or Taos(70 minutes).
    6)Health Care. There is a fairly new medical clinic in town with a nurse. For a hospital and physicians you will go to either Alamosa or Taos.
    7)Services other than basic needs can all be taken care of in either Alamosa or Taos. They have several restaurants, car dealerships, hospitals, Walmarts, and other large chain grocery stores.
    8)Recreation. You can do whatever you want locally from hiking, bike riding, horseback riding etc here locally. Taos is a combination artistic tourist town/ski resort, so you can downhill ski in Taos or Red River(also a beautiful mountain town). Santa Fe is 2 1/2 hors away for those wanting to visit there.
    San Luis has several mountain lakes closeby. Several streams. And endless open space. I have 4 dogs who absolutely love it here because they can run around without being on a leash and just be dogs.
    As of March 1st, Colorado requires masks inside public buildings but not outside.
    What is our climate like? Summers get warm but because we usually get short rain showers in the afternoon, so it doesn't tend to get hot here. Fall is perfect. Winters are sunny and cool. The nights are cold but 95% of the days are fine for outdoor activities as we are sunny all the time. I hike my dogs daily and ride my horses outside year round. I also bike ride year round. Spring can be fairly windy. As for snow amounts, it varies. This year we got 4-5 snows varying from one inch to eight inches. Most of them melt pretty quickly unless we have a cold spell following a storm. Our climate here is very sunny and very dry.
    Recreation in Colorado and New Mexico is all very close.
