Meadview, Arizona
The property is located adjacent to Meadview, AZ. Here is some area information:
Meadview, the best kept secret in northwest Arizona and is located on the Arizona side of Lake Mead, at the western end of the Grand Canyon National Park. Perched on the Grapevine Mesa, a high desert plateau with elevations around 4,000', and just south of Lake Mead.
It has access to Lake Mead, the largest
man-made
lake in the United States.
There are stunning views of the Grand Wash Cliffs as high as 6,000' to the east and the distant glow of fabulous Las Vegas to the west.
Meadview is a quiet retirement community surrounded by federal land. The community is of recent origin having been founded around 1960 as a retirement community and as of 2012 had a population of approximately 2,000. Meadview is also a gateway to the Lake Mead National Recreation Area and loaded with wildlife, outdoor adventures, clean air, and majestic scenery.
The recorded history of the area began in 1826, when Jedediah Smith passed through on his first Southwest Expedition in search of beaver. Other early explorers were John C. Fremont (Fremont Street in downtown Las Vegas), Lt Edward Beale, Lt Joseph Ives, and Major John Wesley Powell in addition to native Americans. In fact, the Hualapai Nation is adjacent to Meadview to the southeast.
Meadview is the perfect hideaway with many recreational opportunities including boating, water skiing, swimming, camping, hiking, and photography. Meadview is where the river rafts exit after their journey down the Colorado River through the Grand Canyon. Boating on Lake Mead is at its best at this end of the lake. Crystal clear water, stunning scenery with vast panoramas of photographic opportunities, and miles of open water with deep coves, and clean, sandy beaches provides endless recreation.
Peace and solitude the main attraction. Also, championship caliber fishing can be had at Lake Mead and the Colorado River. The eastern end of the lake is known exactly for that! Anglers hook prize stripers (striped bass) and can reach monster sizes up to 60 pounds,
large-mouth
bass, catfish and bluegill.
Meadview is the only community in Arizona with access to Lake Mead and the Grand Canyon by personal watercraft, graces the easterly end of Lake Mead on an unspoiled plateau swept with Joshua Trees.
Pierce Ferry Road passes this posted property and is main artery to Meadview. It was the original Mormon Trail used by pioneers on their way west.
The Grand Wash Cliffs stretch 10 miles from Lake Mead City past downtown Meadview. Meadview is mostly a retirement and vacation area with Lake Mead only 10 miles away The population is estimated to be around 2,000. Children attend school in nearby Dolan Springs at their K-12th schools.
Mohave County provides their bus service.
The scenery in the area is spectacular! Meadview is located center of the most dense par of the Joshua Tree Forest. The ever-changing mountain range of the Grand Wash Cliffs with their myriad of colors and Lake Mead National Recreational Area are the outdoorsman’s paradise. The air is clean and the skies are clear and great for all that billions of stars and the Milky Way has to offer so bring a telescope!
The water is pure and untreated, pumped from deep wells. There is no pollution, whether from industry, noise, or light. It’s a pristine location yet so close to the excitement of Las Vegas. Who would’ve thought such a place exists so close to the world’s most exciting city?
The climate is mild with summer highs are generally in the 90s an the air is dry while winter lows of 40 to 60. The
e
venings are cool and comfortable. Every so often there will be a dusting of snow yet, it melts quickly due to the strength of the desert sun. Plant life depends on the fair amount of rainfall that side of the lake gets however its seasonal as most locations in the United States.
There are a wide variety of animals including wild horses, burros, bulls, cougars, bobcats, deer, coyotes, deer, big horn sheep, cottontail and jackrabbits, quail, road runners, snakes, lizards, and yes, jackalopes. Some are hard to spot but they’re there. In the coves or on the cliffs that line the lake, you could see the majestic desert bighorn sheep. Local rams are sturdy animals carrying massive curved horns and sometimes have large harems of ewes with their young.
The wild burros, descendants of those left behind by old prospectors, drink at the water's edge, as do cougars, bobcats and coyotes. Few nights pass without a serenade from a family of coyotes, badgers, cottontails, and the wily black-eared jackrabbit, and deer can be found within the park boundaries. Antelope are quite rare, but are seen occasionally.
Bird watchers can find over 250 species of birds ranging from five kinds of hummingbirds to osprey, golden eagles, and bald eagles. There are 60 species of waterfowl including ducks, herons, brown pelicans, geese, coots, terns, and the small swan like billed grebe songbirds, owls, hawks, ravens and turkey vultures are regular visitors to the area. Gambel's quail thrive in our area, sometimes numbering the hundreds as they search for seeds under the brush in-season.
Meadview is near the northwestern corner of Arizona, across from Nevada to the north and adjacent to California to the west. Meteorite hunting, rock hunting, 4-wheeling, hiking and gold prospecting are regular activities within the area for locals and tourists. Don’t be surprised if you find a gold nugget!
World Class photo opportunities of mountain sheep, wild burros, coyotes, quail, cottontails, jack-rabbits and maybe and owl, and hawks are everywhere. Keep a look out and its likely that you’ll find one or many of them. You may miss them if you blink!
Overall, Meadview is a very affordable, scenic, and nature-preserved spot to invest in or call home… you decide. Real estate market values remain strong and stable through most all economic times. There are few locations where that exist. This happens to be one of them.
IMAGING THE AGRICULTURAL POSSIBILITIES!

·
Lemons
·
Oranges
·
Lime
·
Peaches
·
Marionberries
·
Corn
·
Alfalfa
·
Sunflowers
·
Summer Squash
·

Plus, with approvals you could possibly…
plant up to 4,000 hemp plants per acre or the
possibility of raising up to 160,000 plants.
OR
If you are into the other related cash crop, imagine the agricultural uses for 40 acres and consider the formula below:
To start off we will assume a low estimate on corn: 20,000 plants per acre @ 36 in. (3ft) spacing per row. So for kush cash crops we will half that number to 10,000 plants per acre @ 72 in. (6 ft) spacing per row. So, how many bushels per acre of kush cash crops?
·
32 lbs per bushel
·
16 oz. per pound
·
# of oz per plant = 1
·
# of plants per acre = 8,500 x 40 acres = 340,000 plants
·
# of lbs per acre = 625 lbs. x 40 = 25,000 lbs
·
bushels per acre = 19.53 x 40 = 781.20 bushels
Imagine a cash crop of one thousand per pound with the above information. By the way, that information was found at theweedbusiness.com so you may verify it.
IMAGING THE BUILDING POSSIBILITIES!
Maybe you want to build one large house, several houses, or a large subdivision of houses. With property zoning, you may be able to
many houses… possibly up to 12 or more residences per acre depending on the density allowed and minimum lot sizes.
Again, that is up to your creativity, community needs and possibilities, and of course, the county officials.
